Gutter Clearingacross Cheshire & the North WestCleared, tested and photographed.
Blocked gutters are the cheapest building defect to fix and one of the most expensive to ignore: cleared from ground level by vacuum, downpipes checked for flow, and every run photographed so you can see it is actually empty.
Fully insured, DBS checked, and every job photographed before and after.
What gutter clearing actually involves
Gutter clearing is the removal of leaf litter, moss, silt, roof grit and nesting debris from guttering, hopper heads and downpipes, followed by a flow test to confirm water actually leaves the building. It is the highest-value, lowest-cost maintenance task on any property in the North West, where rainfall and tree cover conspire to fill gutters faster than most owners expect.
We clear using a high-reach vacuum system operated from ground level, with camera verification so the condition of each run is recorded before and after. That avoids ladder work on soft ground, avoids damage to fragile plastic guttering, and gets into runs above conservatories and extensions that are awkward to reach any other way.
Where a gutter is not simply blocked but sagging, leaking at a joint or missing a bracket, we tell you, with a photograph, rather than clearing it and leaving you with the same overflow next month.
Why professional work matters here
Most gutter incidents in the UK are ladder incidents. Working at height off a ladder on soft or sloping ground, over a conservatory roof or above a driveway, is exactly the situation that produces serious injuries. Ground-based vacuum clearance removes that risk entirely, reaches runs a ladder cannot safely serve, and provides camera evidence that the run is genuinely clear rather than the visible section being pushed along.
Who this is for
-
Homes under tree cover
Properties across Cheshire with mature trees nearby, where autumn leaf fall fills a gutter run within weeks.
-
Properties with damp or staining
Where overflow is already running down the elevation, staining render and brick and soaking the wall.
-
Landlords and managing agents
Where a photographed maintenance record matters as much as the work itself.
-
Commercial premises and estates
Hotels, care homes, offices and retail units on scheduled preventative programmes.
When it is needed
- Water spilling over the front edge of the gutter during rain
- Plants, moss or grass visibly growing out of the guttering
- Staining or green streaking running down the wall beneath a joint or downpipe
- Damp patches appearing on internal walls near the eaves
- Downpipes that gurgle, back up or stay dry while the gutter overflows
- Twice yearly as routine, after autumn leaf fall and again in spring
The cost of leaving it another season.
A blocked gutter is not a gutter problem for long. It becomes a wall problem, then a timber problem, then a plaster problem.
Water penetration and internal damp
Overflow saturates the wall directly below. In a wet Cheshire winter that wall never dries, and damp appears internally at the eaves and upstairs corners.
Rotten fascias and soffits
Water sitting behind a full gutter attacks the timber and board behind it. Replacing fascia runs costs many multiples of clearing them.
Streaked, ruined elevations
Overflow leaves dark vertical tracks down render and brick, which then need cleaning as well, a second cost created by the first.
Gutter failure under weight
Saturated debris is heavy. Brackets pull out, joints open and sections sag or detach entirely, usually in the worst weather.
Foundations and driveways
Water discharging at the wall base instead of into the drainage system undermines paving, borders and, over time, the fabric near ground level.
Common mistakes we're called in to fix
- Waiting until water is visibly pouring over the edge before booking
- Clearing only the visible gutter and never checking the downpipes
- Ladder work over conservatories, on sloping ground or in wet weather
- Fitting cheap mesh guards that clog and make the problem harder to clear
- Cleaning the walls after overflow without fixing the gutter that caused it
Clearing gutters twice a year costs less than a single damp repair, and considerably less than a fascia replacement.
Five steps, agreed before we start.
Inspection & fixed quote
Roofline length, access, gutter type and debris level assessed, with a fixed, itemised price agreed before booking: no rate-per-hour surprises.
Set-up & protection
Ground-based vacuum system positioned, access routes and delicate surfaces protected, and safe working established for the property layout.
Vacuum clearance
Debris extracted from all accessible runs, hoppers and outlets, with camera verification recording the condition of each section.
Downpipe & flow testing
Downpipes checked and cleared where blocked, then a flow test confirms water leaves the building rather than sitting in a run.
Report & handover
Debris removed from site, before-and-after photographs supplied, and any defects: sagging runs, open joints, missing brackets, rotten board, reported clearly.
Specific outcomes, not vague promises.
No ladders, no risk to you
Ground-based clearance removes the most dangerous domestic maintenance task from your to-do list.
Proof it was actually done
Camera verification and photographs of each run, not a verbal assurance.
Downpipes checked too
A clear gutter feeding a blocked downpipe still overflows, so flow is tested rather than assumed.
Damp prevented at source
Stopping overflow protects walls, timber and internal plaster through the winter.
Cheap relative to what it prevents
The single best return on maintenance spend on any property in this climate.
Defects reported honestly
Problems we find are photographed and explained, not quietly left for next year.
Materials, methods and where each applies.
What actually blocks a gutter
Debris varies by property and season, and it dictates the clearing method.
- Leaf litter and seed: the dominant issue on tree-lined Cheshire roads through autumn
- Moss shed from roof tiles: constant on north-facing and shaded roofs, and heavier than leaves when wet
- Roof grit from ageing felt and shingles: settles as silt and holds water
- Bird nesting material, often lodged in hoppers and downpipe outlets
- Silt and compacted sludge: the residue left behind after years of partial clearing
- Tennis balls, moss guards and dislodged debris: more common than anyone expects
Downpipes, hoppers and underground outlets
A gutter is only half the system. Blockages regularly sit in the downpipe swan-neck, in hopper heads on older properties, or at the gully where the downpipe enters the drainage. We test flow at the end of every job, clear downpipes where they are accessible, and identify where a blockage sits below ground so you know whether the next call is to us or to a drainage contractor.
Frequency and seasonal timing
Twice a year suits most properties in the North West: late autumn once the leaves are down, and spring to clear winter moss shed and check for storm damage. Properties directly under mature trees may need three visits; open, tree-free sites can often manage with one. We recommend a realistic interval for your property rather than selling a fixed schedule to everyone.
Gutter guards, and whether they help
Good-quality guards reduce leaf ingress on properties directly under trees. Cheap mesh, however, clogs with moss and fine debris on top, which means water sheets over the front edge and the gutter still needs clearing, only now the guard has to come off first. We give a straight answer about whether guards are worth it for your roofline and never fit them to create future work.

Gutter Clearing, straight answers.
How much does gutter clearing cost?
Pricing is based on roofline length, property height and access, and is fixed and itemised before booking. Combining it with fascia, soffit or window cleaning in the same visit is usually more economical.
How often should gutters be cleared?
Twice a year for most properties, after autumn leaf fall and again in spring. Homes directly under mature trees may need a third visit.
Do you use ladders?
We clear from ground level with a high-reach vacuum system wherever possible, which is both safer and more thorough. Access equipment is used only where a property genuinely requires it.
How do I know the gutters are actually clear?
Camera verification and before-and-after photographs of the runs are supplied, plus a flow test to confirm water is leaving the building.
Do you clear the downpipes as well?
Yes, accessible downpipes are checked and cleared as part of the job. Blockages below ground in the drainage system are identified and reported.
Can you clear gutters above a conservatory or extension?
Yes: these are exactly the runs that are unsafe to reach by ladder, and where a ground-based vacuum system is most valuable.
What if you find damaged guttering?
We photograph it and tell you plainly: sagging runs, open joints, missing brackets or rotten board, so you can plan repairs rather than discovering them next winter.
Do you take the debris away?
Yes, debris is collected and removed from site. We leave the ground beneath the runs as we found it.
Do I need to be at home?
Not usually, provided there is access around the property. Photographs and the report are sent to you afterwards.
Which areas do you cover?
Based in Cheshire and covering the whole North West: Greater Manchester, Merseyside, Lancashire, Cheshire and into North Wales.
