Exterior Wall Cleaningacross Cheshire & the North WestWhole elevations, evenly done.
Render, brick, stone, painted masonry and cladding cleaned elevation by elevation: algae and staining removed at root level with low-pressure methods, so the finish is uniform and the wall is left drier than we found it.
Fully insured, DBS checked, and every job photographed before and after.
What exterior wall cleaning actually involves
Exterior wall cleaning covers every vertical surface on a building: through-coloured and painted render, brick, natural and reconstituted stone, pebbledash, K Rend and silicone systems, timber and composite cladding, and painted masonry. Each behaves differently, and the single thing they have in common is that they should not be blasted.
We lead with soft washing: a biocidal solution applied at low pressure that kills algae, lichen and fungal growth at root level, supported by controlled hot water where the substrate genuinely tolerates it. That combination is what produces an even elevation rather than a patchwork of clean rectangles where a lance has been held.
Work is always planned by elevation rather than by area. Cleaning half a wall creates a line you can see from the road for years, so an elevation is started and finished as one unit.
Why professional work matters here
The temptation with a large wall is more pressure. On render it strips the finish coat and forces water behind the system. On painted masonry it removes paint in patches. On cladding it drives water past seals and joints. Professional cleaning uses chemistry, dwell time and heat instead of force, plans access properly for working at height, and controls run-off so the surfaces below are not left worse than the wall above.
Who this is for
-
Homes with green or streaked elevations
North-facing walls, shaded gables and elevations under tree cover across Cheshire that have gone green, grey or black.
-
Rendered and painted properties
Where the coating is sound but the growth on it makes the whole house look tired and neglected.
-
Commercial buildings and estates
Offices, hotels, care homes, retail units and managed developments where the elevation is the first thing a customer or resident judges.
-
Properties being sold, let or inspected
Clean elevations change photographs, valuations and inspection outcomes disproportionately to the cost.
When it is needed
- Green, grey or black growth spreading across walls, particularly on shaded sides
- Dark streaking below gutters, downpipes, cills and roof edges
- Red or orange algae blooms on render and painted masonry
- Cladding and panels dulled by traffic film and atmospheric soiling
- Ahead of repainting, letting, sale or a scheduled inspection
- Regular planned maintenance on commercial estates
The cost of leaving it another season.
Growth on a wall is not a cosmetic issue. It is a moisture issue that becomes a repair issue.
Permanently damp walls
Algae and moss hold water against the surface, keeping the substrate wet through the winter and accelerating decay.
Frost damage and cracking
Saturated render and masonry spall and craze when water freezes inside them, and cracked render lets far more water in again.
Paint and coating failure
Growth beneath a coating lifts it from within. Repainting over it simply buys a season before the same failure repeats.
Staining becomes ingrained
Streaking below gutters and cills etches into porous surfaces the longer it is left, until removal is only partially possible.
Value and impression
A green elevation reads as a neglected building to buyers, valuers, guests and inspectors, whatever the condition behind it.
Common mistakes we're called in to fix
- High-pressure jetting on render, which cracks and strips the finish coat
- Cleaning walls while gutters and downpipes still overflow onto them
- Repainting over live algae rather than treating it first
- Cleaning one patch and stopping, leaving a visible line across the elevation
- Applying waterproofing sealers over damp, growth-covered masonry, trapping the moisture inside
Cleaning an elevation is routine maintenance. Repairing render, re-pointing masonry or repainting a building early because growth was left is not.
Five steps, agreed before we start.
Inspection & fixed quote
Substrate identified, coating condition, growth type, access and run-off routes assessed; fixed itemised pricing per elevation issued before booking.
Test patch & protection
Discreet test area cleaned to confirm method, then windows, joinery, planting, paving and drainage protected and access set up safely.
Soft wash application
Biocidal solution applied at low pressure across whole elevations, given the dwell time it needs to kill growth at root level rather than merely bleach it.
Controlled rinse or hot-water clean
Rinsed down, or cleaned with controlled hot water where the substrate is suitable and an immediate visual result is required.
Inspection & handover
Elevation checked for evenness, defects such as leaking downpipes or cracked render reported, walk-round and before-and-after photographs supplied.
Specific outcomes, not vague promises.
Even across the whole elevation
Worked wall by wall so there are no bright rectangles or visible stop lines from the road.
Growth killed, not just rinsed
Root-level treatment means the elevation stays clean for years, not weeks.
Coatings protected
Low-pressure method preserves render, paint and cladding seals instead of stripping them.
Drier building fabric
Removing growth lets walls dry properly, reducing frost damage and internal damp risk.
Repainting deferred
Many elevations booked in for repainting only needed cleaning, which is a fraction of the cost.
Defects reported honestly
Leaks, cracks and failed seals are pointed out with photographs rather than washed over.
Materials, methods and where each applies.
Substrates and how each is handled
Method follows material: the same solution and the same pressure are not right for every wall.
- Through-coloured render and K Rend: soft wash only; pressure damages the finish and voids many system warranties
- Painted masonry: low pressure with a solution chosen to avoid lifting sound paintwork
- Brick and stone: soft wash first, controlled hot water only where the mortar and face genuinely tolerate it
- Pebbledash and roughcast: high surface area holds growth, so dwell time matters more than force
- Composite, timber and metal cladding: cleaned within manufacturer tolerances, protecting joints and seals
- UPVC, fascias and conservatory frames: detail-cleaned alongside the elevation for a consistent result
Why streaking happens and how it is prevented
Vertical dark streaks below gutter joints, downpipes and window cills are the signature of water repeatedly running over the same line, carrying dirt and feeding growth. Cleaning removes the streak; it does not remove the cause. As standard we identify the source: a leaking joint, a blocked gutter, a missing drip detail, and tell you, because an elevation cleaned under a failing gutter will restreak within a season.
Working at height and access
Most domestic elevations are reached with water-fed pole systems and appropriate access equipment, which avoids scaffolding costs on a routine clean. Larger commercial buildings may require powered access, which is established at survey and included in the fixed price rather than added later. All work at height follows a documented safe method and we are fully insured for it.
Residential versus commercial programmes
Domestic work is typically a one-off restoration every three to five years. Commercial estates, hotels and care homes usually benefit from a scheduled programme: annually or biennially, where each visit is short, cheap and preventative rather than restorative. Scheduled visits are priced per visit, with photographs supplied for facilities records.

Exterior Wall Cleaning, straight answers.
How much does exterior wall cleaning cost?
It depends on elevation area, substrate, access height and growth severity. Quotes are fixed and itemised per elevation, so you can do the whole building or start with the frontage.
Is pressure washing safe on render?
No: high pressure damages render and can invalidate system warranties. Render is soft washed at low pressure, which is both safer and more effective.
How long does it take?
A typical detached house is completed in one day. Larger properties and commercial elevations are scheduled around access requirements, which are confirmed in the quote.
How long will the walls stay clean?
Usually three to five years on treated elevations. Shaded, north-facing walls and those under trees will green up sooner than open, sunny elevations.
Do I need to repaint after cleaning?
Very often no. Many elevations that look like they need repainting simply need the growth removing, which costs a fraction of a repaint.
Will the chemicals harm my planting?
We use eco-friendly products, pre-wet and protect borders, and control run-off. Planting is routinely fine, and we tell you if anything needs particular care.
Can you clean the gutters, fascias and windows at the same time?
Yes, and it is the efficient approach: cleaning walls beneath blocked gutters guarantees restreaking, so doing both together protects the result.
Do you work on commercial buildings?
Yes, including hotels, care homes, offices, retail and managed developments, usually scheduled outside trading hours with photographic records for each visit.
What about walls that are already cracked or damaged?
We record and report defects before starting and adjust the method accordingly. Cleaning will not repair cracked render, and we say so rather than working around it quietly.
Which areas do you cover?
Based in Cheshire and covering the whole North West: Greater Manchester, Merseyside, Lancashire, Cheshire and into North Wales.
