The problem
Why purified water, and why frames matter
Ordinary tap water carries dissolved minerals. When it dries on glass those minerals stay behind as spotting, which is why a rushed wash-and-rinse can look worse once the sun comes out. Purified water has that mineral content removed, so it lifts soiling and then dries clear.
The frames are half the job. Dirt held in frames, sills and door surrounds runs straight back down onto clean glass in the first shower, so they are brushed down before the glass rather than left alone.
Working from the ground changes the practicalities too. A reach-and-wash pole gets to upper-storey and awkward windows without ladders resting against gutters, sills or conservatory roofs.

Frames, sills and door surrounds are brushed down so soiling from them is not carried back onto clean glass.

Glass cleaning
Glass is brushed and rinsed with purified water, working methodically across each elevation.

Final rinse
Each pane is given a final rinse and left to dry naturally clear rather than being buffed dry.

Check and report
We review the elevations with you and report anything we noticed, such as failed seals or damaged frames.

Surface care
What is and is not included
- Exterior glass, frames, sills and doors are cleaned as standard; interior glass is not part of this service.
- Glass is left to dry naturally rather than buffed, which is how a purified-water clean is meant to finish.
- Misting between the panes of a double-glazed unit is a failed seal inside the unit and cannot be cleaned out.
- Existing scratches, pitting and etched hard-water marks become more visible once soiling is removed.
- Paint overspray, render splashes and builders' residue are separate work, not general window cleaning.
How we reduce the risk
- A walk-round inspection before anything is switched on, so existing defects are noted and shown to you
- Method, pressure and nozzle selected for the substrate rather than a single setting used everywhere
- A small test area in a discreet spot where the surface is unusual, delicate or of unknown age
- Adjacent surfaces, planting, air bricks, vents and paintwork protected or avoided as appropriate
- Anything we find part-way through — a loose slab, a failed joint, a cracked tile — raised with you before we continue

What cleaning cannot put right
- Misted or blown double-glazed units
- Scratched, pitted or etched glass
- Rotten timber or oxidised UPVC frames
- Interior glass, which is not part of this service
Keeping the result
- Keep sills and frames clear of standing debris, which washes back onto the glass in heavy rain
- Clear leaf litter and standing debris through autumn — organic matter is what feeds regrowth
- Book a lighter maintenance visit before growth re-establishes rather than waiting for it to look bad again
Where a surface would genuinely benefit from protection once it is clean and dry, ask about exterior surface sealing.
