The problem

What roof moss actually does

Moss holds water against the roof covering long after the rest of the roof has dried. On concrete tiles that accelerates surface erosion; on slate it lifts and works into the laps; and on any roof it adds weight the covering was never intended to carry saturated.

The bigger nuisance is what happens below. Moss breaks away in wind and rain, washes into the gutter line and blocks outlets and downpipes, which is a common cause of overflowing gutters and damp staining at fascia level.

Pressure washing a roof is the wrong tool. It drives water under the laps, strips granules from concrete tiles and can dislodge bedding on ridges and hips. Removing the growth mechanically by hand and then treating what remains is slower, and it is the method that does not shorten the life of the roof.

What the service involves

Roof cleaning removes moss and organic growth from tiles or slate, then treats the covering with a biocide soft wash so regrowth is slowed. Gutters and downpipes are cleared afterwards, because moss debris ends up there.

Roofs are never pressure blasted. Moss is removed by hand and with appropriate tools, and the treatment does the rest over the following weeks as the remaining growth dies back and weathers off.

    Assessment

    The covering, pitch, access and existing condition are checked from ground level and from height where safe access allows.

    Access and protection

    Safe access is set up, and gutters, glazing, planting and surfaces below are protected.

    Manual moss removal

    Moss is scraped and brushed off the covering without high pressure, working with the lap of the tiles or slates.

  4. 04

    Controlled soft wash

    A biocide treatment is applied at low pressure to reach growth left in the surface of the covering.

  5. 05

    Clear-up

    Gutters, downpipes and the ground below are cleared of moss debris and washed down.

  6. 06

    Inspection and aftercare

    Photographs are taken from height, any defective tiles or flashings we noticed are reported, and we explain what happens over the following weeks.

  • Safe access is established first, and some roofs simply need a tower or scaffold before any work can start.
  • Moss is removed mechanically rather than blasted, so bedding, laps and granules stay where they belong.
  • A biocide treatment continues to work after the visit — the roof keeps lightening for weeks rather than finishing on the day.
  • Cleaning does not repair a roof: slipped tiles, failed bedding, cracked slates or worn flashings are reported, not hidden.
  • Gutters and downpipes are cleared afterwards, because moss debris inevitably ends up in them.

  • A walk-round inspection before anything is switched on, so existing defects are noted and shown to you
  • Method, pressure and nozzle selected for the substrate rather than a single setting used everywhere
  • A small test area in a discreet spot where the surface is unusual, delicate or of unknown age
