The problem

What masonry collects, and why pointing decides the method

Brick and stone walls take decades of atmospheric soiling, and the shaded, north-facing and rain-splashed sections carry algae on top of it. Growth holds moisture against the wall, and a green boundary wall makes an otherwise well-kept property look tired.

The complication is always the mortar. Pointing that has already perished washes out during cleaning, and a wall that has been repointed badly, or built in soft lime mortar, will not tolerate the pressure sound modern brickwork shrugs off.

So the wall is assessed before anything is switched on: brick type, pointing condition, previous repairs and coatings. Sound modern facing brick can take controlled pressure; historic, soft or spalled masonry is soft washed, because pressure takes the fired face off the brick and opens the joints.

What the service involves

Wall and brick cleaning removes algae, atmospheric soiling and general weathering from masonry elevations, boundary walls and brick detailing, using the gentlest method that will do the job.

Sound modern brickwork can often take controlled pressure. Historic, soft or previously repointed brick is cleaned by soft washing, because pressure erodes the fired face and opens up joints.

Surface care

Masonry-care considerations

  • Historic, soft and previously repointed brick is soft washed only; lime mortar and older pointing need chemistry to do the work rather than pressure.
  • Mortar that has already failed will wash out during cleaning and needs repointing afterwards — cleaning reveals it rather than causes it.
  • Spalled and frost-damaged brick faces can lose further material, so those areas are identified and treated cautiously.
  • Efflorescence can bloom as salts move to the surface while the wall dries out; that is the masonry, not the clean.
  • Tide marks and staining caused by damp will return unless the underlying cause is dealt with, and aged masonry paint can lift where adhesion has already failed.

  • A walk-round inspection before anything is switched on, so existing defects are noted and shown to you
  • Method, pressure and nozzle selected for the substrate rather than a single setting used everywhere
  • A small test area in a discreet spot where the surface is unusual, delicate or of unknown age
  • Adjacent surfaces, planting, air bricks, vents and paintwork protected or avoided as appropriate
  • Anything we find part-way through — a loose slab, a failed joint, a cracked tile — raised with you before we continue
